Position Overview
We are seeking a dedicated and experienced Building Manager to join our Property Management team in Edmonton. This position is essential in ensuring the efficient operation, maintenance, and tenant satisfaction of our residential and retail properties. The ideal candidate brings strong organizational skills, a proactive mindset, and a passion for providing exceptional service.
Key Responsibilities
Building Operations & Maintenance
Conduct regular inspections of mechanical rooms, common areas, and exterior spaces.
Oversee suite turnovers and ensure all units are 'Rent Ready.'
Coordinate with Building Operator and contractors for timely repairs and preventative maintenance.
Monitor and track maintenance using Yardi Mobile Maintenance; create work orders as needed.
Supervise and support Maintenance Technicians and external vendors.
Ensure compliance with all safety and emergency procedures.
Serve as the main point of contact for tenant concerns and coordinate timely resolutions.
Conduct annual, move-in, and move-out inspections to ensure lease compliance.
Maintain positive tenant relations through clear communication and prompt service.
Address issues such as noise complaints and policy violations professionally and effectively.
Security & Emergency Management
Manage security systems, building access, and visitor control.
Lead emergency response plans including fire drills and evacuations.
Coordinate with emergency services and document all incidents thoroughly.
Supervise and evaluate vendor performance to ensure high standards.
Assist with sourcing quotes and managing service contracts.
Accounts Receivable
Manage rent collection and support tenants with Pre-Authorized Debit setup.
Monitor arrears and follow up on delinquent accounts.
Serve legal notices and assist in filing claims for rent non-payment.
Coordinate with collections agencies as necessary.
Qualifications
2+ years of experience in residential or commercial property management.
Strong knowledge of building operations, tenant services, and emergency procedures.
Familiarity with the Residential Tenancies Act (Alberta).
Experience using Yardi Voyager and Yardi Mobile Maintenance is an asset.
Strong interpersonal, communication, and conflict resolution skills.
Proven ability to manage multiple responsibilities in a fast-paced environment.
Strong attention to detail, organizational, and problem-solving skills.
Proficiency in Microsoft Office Suite.
