Starlight Investments, in conjunction with WP Osborne Executive Search is seeking a Senior Asset Manager to join their Asset Management Team.
Senior Asset Manager, Residential Properties
The Senior Asset Manager will be responsible for the creation and implementation of asset plans, annual operational and capital budgets, client reporting, financial analysis, value-add opportunities, marketing strategies, and communication with 3rd party property management companies, stakeholders and other service providers in order to ensure that the assets in their portfolio meet or exceed targets.
Asset Plan Execution:
- Evaluate performance of portfolio assets against the individual asset plans, and recommend and implement revisions as necessary;
- Complete full financial review and analysis every quarter;
- Set annual operational and capital budgets;
- Prepare leasing & marketing strategies to maximize the income profile & value of each property, supported by market-based comparable and competitive information;
- Review and provide approval of capital projects, as well as monitor progress of projects to ensure timely completion and quality control;
- Provide direction to 3rd party property management companies regarding day-to-day management and operation activities;
- Engage appropriate 3rd party providers for design-related capital projects; direct, review, and approve design projects for implementation with capital projects team;
Reporting:
- Prepare, review, and present quarterly reporting to Clients;
- Create business/asset plans for new acquisitions;
- Manage the property tax appeals process;
Value Add Opportunities:
- Identify value creation opportunities and work with related stakeholders to implement such programs and projects
Relationship Building:
- Assist with acquisitions/dispositions, financing transactions, & investor/client relations activities;
- Promote the Starlight brand in the real estate community;
- Ensure compliance with conditions set in place by financial institutions/lenders, municipalities and other governing bodies;
- Organize and lead property tours with Clients and other stakeholders.
Qualifications
The Senior Asset Manager will possess a University Degree in Business, Finance, Urban Development or related field and a minimum of 6 years of relevant real estate experience, as well as, superior communication, organizational, analytical, and problem-solving skills, and the ability to work well with various stakeholders while managing multiple priorities.
MBA or CFA designations are considered an asset.
